What an incredible market!!!! Prices are higher, the deals under 100k are getting scarce. We have 3 people now on our team that our door knocking for more inventory. Wow Door Knocking for inventory - who would have thought!!!!. We are getting sales which is great.. lets get some perspective.
Some sellers are overpriced... those are the ones that are not getting action - if priced right should sell within 14 day time period
Some Listing agents are getting exclusions signed so they can run it by their team and their investors first. Which is too bad for sellers because they might just get a better price. However then again, they don't have the hassle and 40+ people walking thru their home.
Some sellers are priced just right - 40 or more offers!!!WOW

all the above are condo's, town homes, single family and mobile homes :)
Do we expect more inventory? I have heard that line for the last two years. However, we are seeing an upward trend in NOD's (notice of defaults_ being posted. This could mean more short sales or more foreclosures. On the other hand... I don't think they are going to drop 5k homes on the market in one swoop.
