3 Common Misconceptions About Buying A Home Online

Buying a home is a major life decision. If you are a first-time home buyer, you may not have the slightest clue about how the process works. Sure, you can look up the process on the internet, but wouldn’t it be easier to hire a professional?

With so many internet-based options for buying a home, the concept of hiring a human to help you may sound archaic and expensive. But, did you know a majority of the internet-based options tack on so many extra fees, you actually spend more? Or you may be looking for someone who is selling their home themselves, but what about all the possible legal and financial ramifications?

Below are some of the common misconceptions we run into regularly with home buyers when they are deciding if they want to hire a licensed real estate agent:

  1. Buying online means I skip paying an agent commission – The only real way to bypass paying commission when buying a home is to hire an agent. It is the seller’s responsibility to negotiate commission, not yours. In Other words, the seller decides how much they will pay their agent and your agent.

  2. There is no reason to hire an agent since I have access to Zillow and Trulia myself – An agent has access to the Multiple Listing Service which has additional details on homes that likely aren’t displayed on real estate sites. Additionally, if you hire a good agent, they will have access to homes that aren’t even on Zillow or Trulia or the MLS yet!

  3. If I locate a seller myself, I can save money – Not using an agent could cost you more than hiring one. The seller may be asking above market value or they may not disclose some sort of problem with the house. Having an experienced agent who is knowledgeable regarding contracts and negotiations is crucial.

There are so many reasons why hiring a real estate professional to help you buy a home is the smart choice. From saving money, to saving you from legality issues or a caved in roof two days after you bought the home (we have heard so many stories), it’s essential to have a professional agent you trust as your home buying representative.
